Jaco Costa Rica is clean and not polluted according to AyA labs results which were released a few days ago. AyA is the Costa Rican ministry that is responsible for drinking water and water treatment and they sample beaches around Costa Rica as part of the Blue Flag program. However, the AyA lab results just release showed that 6 other Costa Rican Beaches are still contaminated.

Before stepping foot in the water, best to be sure that the beach or river is not on the AyA list of the contaminated, following the findings by the water and sewer utility high contaminations of fecal matter in at least six beaches in Costa Rica. Testing by the Laboratorio Nacional de Aguas de Acueductos y Alcantarillados (AyA) shows that the beaches of Los Baños, Portete and Cieneguita, in the province of Limón; the Tárcoles, Giacalillo and Quepos beaches in the province of Puntarenas, have a high level of contamination of fecal coliforms. These AyA lab results indicate that the above beaches are not fit for swimming.

In the meantime, Jaco Beach and Tamarindo passed the lab test after three years of water of very publicized water pollution problems. There was a huge effort by the business community spearheaded by management at DayStar along with the Canton of Garabito to clean up the water problems in Jaco. The result is Jaco is no longer on any of the polluted beach lists and continues to pass water tests. DayStar Properties in Jaco Beach has built many condos which brought many resident/owners to the clean up effort, who were concerned about Jaco Beach water pollution. Jaco Beach clean water lab results proves a community effort of engaged residents and business leaders can make the difference.

The accepted level in Costa Rica of coliform in the water is 240 coliforms per 100.000 milliliters of water. Some results to highlight where beaches are still polluted are Portete beach which the lab results showed 10.000 coliforms & Los Baños tested at 7.500 coliforms which are very elevated. Other moderate polluted beaches are Cieneguita beach tested at 700 coliforms, Tárcoles 850, Gucalillo 500, and Quepos 400.

One of the problems faced by these communities is the lack of local organizations to work in correcting the problems. The AyA tests the water quality of the beaches around the country as part of their “Bandera Azul Ecológica” program.

Costa Rica has been growing every year in tourism for the past 10 years and all indicators point to continued growth. For rental property investors or if you are considering buying a Costa Rica property the report below can give you some good indication of the potential earnings.

Costa Rica Tourism Report Q1 2010

After increasing from 2.06mn in 2006 to 2.29mn in 2007, the report expects arrivals to have increased to 2.51mn in 2008 before dipping down to 2.29mn in 2009. Arrival numbers are forecast to tick up again in 2010, and to grow to 3.5mn in 2014, at the end of our forecast period. The majority of tourists visit Costa Rica during the peak season (January-May) and come from the Americas. Arrivals from the country’s three most important source markets – the US, Nicaragua and Canada – increased steadily during 2004 to 2007. However, looking at the inbound tourism data by region, although 2008 continued to trend upwards in North America and Latin America, the report is forecasting arrivals numbers from both regions to decrease by 9.45% and 8.60%, respectively, in 2009. The next most important source markets in terms of arrivals are, in order, Panama, Mexico and Spain.

The main growth drivers for the industry are ecotourism and health tourism. Costa Rica has 32 national parks, eight biological reserves, 13 forest reserves and 51 wildlife refuges. The industry is estimated to suffer slightly in 2009 due to the ongoing recession, particularly in the US, and the H1N1 virus (swine flu), however it is forecast to see relatively quick turnaround beginning in 2010. The continued expansion of the Daniel Oduber Quirós International Airport in the north and the growing amount of chartered flights from Europe all have the potential to drive growth in the market. Furthermore, the planned development of the Caribbean province, looks set to bring more tourists to this less-developed Costa Rican province. Indeed, already the province’s port has served as the finish line for the Transat Jacques Vabre sailboat race in 2009 and the race is scheduled to finish there in 2011, 2013 and 2015 as well. The port has also been added as a port of call in 2010 to two luxury cruise liners’ schedules.

Costa Rica’s tourism industry is a major contributor to the economy, accounting for about 7.8% of GDP in direct terms in 2008 and nearly 3% of total employment in 2006 – 49,000 individuals – according to data from the World Tourism Organization (UNWTO). However, the industry’s contribution to GDP is forecast to steadily decline, from 7.1% in 2009 to just 4.6% in 2014. Collective government expenditure on tourism was an estimated US$29.7mn in 2008, a 4% increase year-on-year (y-o-y). Collective government expenditure is forecast to slump slightly in 2009 to 27.9mn, bouncing back to 30.0mn in 2011. Expenditure is then forecast to rise to 35.5mn by the end of the forecast period in 2014. The government has proposed a tax on inbound airfares. The legislation, which has yet to pass in the Assembly, requests the addition of a fee of US$15 to all airfares, to replace the current 3% hotel tax. Part of the revenue from the tax, which is expected to be more than US$80mn a year, will fund some activities of Instituto Costarricense de Turismo (Costa Rican Tourism Board, ICT), including marketing, promotion and planning. The change in taxation came about due to the increasing amount of condominium and other private rentals that were not included under the umbrella of the hotel tax. New hotel developments are ongoing in the country, with major international companies including Intercontinental Hotels Group, Marriott Hotels & Resorts and Barceló constructing hotels near the beaches and in urban centers.

The project headed up by Katja Bader a Jaco resident via her German roots. Katja is a fierce animal lover and her passion in this project has resulted in almost no street dogs here in Jaco. As little as four years ago, it was not uncommon to see packs of dogs ranging from 2 to 8 and even more when there was a female in “heat” roaming around Jaco and the beachfront.

Today, Jaco is not only a better place with the reduced stray animal population but the care of the local animals has increased through her advocacy and osmosis in the community. Katja makes it her business to make sure all animals are de-wormed and continue to receive parasite treatment each month. As a whole, the local Jaco population receives the benefit from this by eliminating the parasites in these animals who would carry these worms into our homes or infect our kids. Kids playing in the sand, at the playground or even the cute licking of the face by a dog are all methods of transmission for parasites.

Through Katja and the McKee Jaco project parasitic canine infestation is becoming a notion of the past. But it is with diligence and eventual education of the local community that help keep this momentum going. As a result, Katja bore the idea of having an animal advocate go to schools and teach student about the care of animals in our social lives. Another method of continuing this momentum is through the Golden Paw award which is awarded twice a year to a member of the local community who has proven their compassion and service toward animals.

On December 16, 2009, the award was presented to Rossy Quesada Gomez, the owner of the popular Cafe del Mar, located on the corner of the street that leads to Canciones del Mar hotel. Katja explained that Rossy helps all animals who pass by her restaurant or her house in Jaco Sol. She feeds them when they are hungry, makes sure that they get fixed and fosters them until they get adopted. All animals are welcome at Rossy’s places – she has 3 cats and 9 dogs of her own, with many others that are just “visitors.” Some of them she found injured on the street, others just came to her place and never left – and why would they when they receive a 3 square meals a day and plenty of table scraps from the customers eating at the cafe?

Thank you Rossy, for all the time and love you give to those furry little friends who need your help.

Jaco, COSTA RICA December 20, 2009 – After a final that he dominated from the start, Jair Pérez won the first date of the Circuito Nacional de Surf DayStar called Copa Mango in his hometown of Jaco. Placing in front of the Puerto Viejan Gilbert Brown, the surfer from Montezuma Matías Braun, and Jaco’s Anderson Tascon, Pérez surpassed the expectations of his opponents by earning the highest points on a stunning right.

Pérez, who was the leader during the first 12 minutes of the final with more than 13 points combined, then happened to lock-in the heat at minute 16 with that last right wave earning 8 points improving his results and making it impossible for anyone to catch him. With this win in Jaco, “the small giant of Latin America” gains his second Circuit Open 1st place trophy, the first being a 2008-2009 date in Nosara. Pérez scored an important Asociacion of Latinamericana Surfing (ALAS) Latin Pro Tour win in 2008, also in Jaco. For that date, he won $4,000.

“The truth is I do not know how they let only me surf in that right that broke perfect and until the border. For the Copa Manjo, I concentrated very hard because it is a beach I know very well, and by all means, I am satisfied to win in my homebreak,” said an euphoric Pérez, who places #1 in the rankings with this win. Jaco beach exploded today with the best conditions of surfing in which any competition has been run there. At first there was a heavy rainshower, but then the wind stopped completely and glassed out the sea. Approximately 700 people were on the beach for the final series of this first appointment.

The current National Women’s Champion, and another Jaco beach native, Lisbeth Vindas, was once again a strong competitor, and demonstrated why she is a surfer that has so much respect. She was putting points on her waves one right after the other. Today she ended in the finals with eternal rival Nataly Bernold (Jaco), as well as Jordan Hundley (Jaco) and Ericka Valverde (Domincal). The wife of Diego Naranjo (Jaco) cornered her rivals in the first minutes with a wave of 6 points earned on concrete maneuvers and high risk. Altogether, she scored 12.84 with two good routes against 9.10 of Bernold. For Vindas, this is the first step toward an 8th Costa Rica National Women’s Surf Championship, yet the season is just underway.

And in the Junior catagory, Maykol Torres (Jaco) has finally won a 1st place trophy after many visits to the pódium in the lesser spots. He gains the win against Limon’s Jorndan Herndez, Malpais’ Anthony Fillingim, and the ever revelatory surfer from Pavones Noe Mar McGonagle (all of 13 years old).
“I want to first congratulate Noe Mar McGonagle because he surfed incredible. I am thankful that they make the Circuito Nacional DayStar possible because it is here where the level of one rises,” expressed Torres when leaving the wáter. As to Noe Mar, today he earned the highest combination of the event with a 16.37 in the Grommet (Under 14) category, which he won. Speaking of that división, McGonagle and Manuel Mesen (Jaco) count as two of the promises of Tico surf. Mesen scored a 13.43.

According to José Ureña, President of the Federacion de Surf de Costa Rica, this date served to measure the interest of the public in the Circuito Nacional DayStar 2009-2010 in the post Billabong International Surfing Association (ISA) Costa 2009 era. In addition, he noted that the level in the smaller categories, particularly around 16 years of age, have seen a boast in inscriptions due to that World Surfing Games influence and the desire of kids to get into the system that will pick the Costa Rica National Surf Team.

“It is a very good time to begin a Circuito, especially the smaller categories, thanks to the good waves, we will see the máximum expression of surfing,” affirmed Ureña. “Thanks to the fact that the noncommon brands are supporting us more and more and more, it shows that this is a sport that promises much to the country.”

The next date of the Nacional Circuito DayStar 2009-2010 will be the 4 Star or 1,500 points Torneo LimeCoral January 16 and 17.

We highlight DayStar because living locally and being immersed in the pulse of the community, we know that the owners of DayStar projects have made a solid investment and nobody has lost money unlike other developers in this area. It is simply a rock solid company that is weathering the economic storm like all of us and has ups and downs like everyone.

Morning frost on your windshield, frost on your lawn as you cross it to get the newspaper, for many of you who live in Canada and the northern part of the United States, you are already starting to experience the familiar beginnings of winter. With the winter season looming, this prompts you and others to start planning for a trip to Costa Rica and escape forever, if not, for at least a week or more.

If you are planning a trip you might want to check out some of our amazing condos at DayStar Properties, the hottest condos right now. DayStar Properties Costa Rica vacation rentals, provide a great value and plenty of space for the entire family or a large group. But don’t wait too long, these prime properties tend to book fast, especially during the holiday season and some condos are offering early bird booking specials before the High Season starts.

Costa Rica has two tourist seasons; a High Season and a Green Season which translates to Dry or Rainy, respectively. During the Costa Rica High Season the climate is typically warm to hot and there is very little rain. But when we are talking about rentals the High Season refers to the rental rates for that time period. The High Season & rate change begins for most hotels and vacation rentals in December and runs through April. Many have a slightly different schedule so check with the actual site you intend on booking or you can ask us.

During the High Season there are also two peak periods that rates are higher as well, Christmas running through New Years and Easter. During the peak periods many rentals require a minimum stay for 5 nights or more, so again check with each rental because they can be different and don’t assume everyone has the same requirements. Jaco Costa Rica is still very much run by grounded people and not mega corporations, so as varied as the people are in this town, rates and rules are as varied too.

Costa Rica Green Season is typically the period of May through November. This period is marked by rainy weather as we do live in the rain forest. Less people choose to visit during the Green(rainy) Season thus the hotel & vacation rental rates are lower than the High Season. Even though it is supposed to be the rainy season, the weather is usually predictable and you can find ways to enjoy outdoor activities and get inside before the rains begin.

If you have any questions about reserving Costa Rica Vacation Rentals, Costa Rica Condo Rentals, or Costa Rica Beach Home Rentals please write us using the contact form and we will have a rental consultant respond to you in a timely manner.

If you are interested in learning how to purchase a condominium or beach home for your own enjoyment or to earn rental revenue, please call DayStar Properties sales office at 877.552.6825

Beachfront properties in Costa Rica are affordable and this enables more people to access them easily. Those who want to purchase beachfront property should seek realtor services to help them acquire suitable property at fair prices. Many investors may want to venture into foreign investment due to home market conditions. Costa Rica real estate property located on the central Pacific, e.g. Jaco, is in demand more than ever before. Investing in Costa Rica real estate requires a person to consider the prices, availability of the property and the suitability of the particular beachfront property they are interested in purchasing. Availability of land, demography and other socio-economical factors has contributed to the appreciation of real estate in Costa Rica. Contacting a real estate agent in the area of interest is helpful because they know more nuances about the local market than some agent from San Jose. For example, DayStar Properties employs a team of full time sales agents who are responsible for sales in four projects; The Palms, Diamante del Sol, Bahia Encantada, La Paloma Blanca, and Bahia Azul. Soon DayStar Properties will add more projects to their inventory when they are completed. The next scheduled completion will be Breakwater Point.

The view of the rainforest and wildlife makes the country scenic and attracts many tourists into the country. Many investors take advantage of this opportunity and market their services through the eco tourism sector or through renting their property as a vacation condo. The constitution has provisions for Costa Rica estate investment that allows foreign investors to engage in real estate businesses as long as they obtain the relevant documents from the authorities. American investors and other foreign investors have invested in Costa Rica oceanfront real estate due to the favorable weather, cheap prices, scenic features and the accessibility of the property.

Some of the beaches where one can purchase real estate property include Jaco, Punta Uva, Cahuita, Manzanillo, Puerto Viejo and Cocles. Tourists can either purchase or rent beachfront property by contacting realtors who offer advice on the most suitable properties to purchase. The law requires that investors in Costa Rica real estate should operate in line with the existing real estate laws. Real estate companies in Costa Rica can only operate if the owner registers them having certified that they meet the set standards. For foreigners to run real estate agencies in this Central American country, they must obtain a work permit from the relevant authority.

Many have equity tied up in the property and are desperate to sell so they can use the liquid funds for other purposes. That is not the case here in Costa Rica real estate or even Jaco Costa Rica Real Estate.

While you might find people advertising “Costa Rica condos at firesale prices” the reality is very few properties have sold below their purchase price which is what defines “firesale prices.” In Jaco real estate, the property values have been holding steady since this period last year and new Jaco condo sales continue with a slightly lower volume than this period last year. In other words, Jaco Costa Rica Real Estate owners are not desperate and using the phrase “Costa Rica homes at firesale prices” is nothing but a marketing ploy.

However, for their own personal reasons, Costa Rica property owners have chosen to sell their property at prices that would motivate potential buyers. Here is a great listing of a motivated but not desperate Jaco Costa Rica condo owner:

Oceanviews from the master bedroom and a beachfront location of this condo with a turnkey package. Priced to sell at $350,000!

This Costa Rica condo listing is part of a brand new beachfront community which will finish the construction phase in December 2009, just a few weeks away. This is a great opporunity to purchase at pre-construction prices on a Jaco beachfront community.

The Palms, located in Jaco Beach features 34, 2 bed/2 bath units (1550 sq ft) located on the beach which give all units unobstructed views of the Pacific Ocean. Besides having on-site property management, all units will come completely furnished. The Palms is the developer’s fourth project in Jaco, and is one of the most reputable developers in the country. Currently, we have two sellers who are “motivated”, a third floor and sixth floor unit. These sellers are motivated and not DESPERATE. Will they listen to offers? Yes. When we say as low as $350,000 for unobstructed oceanview beachfront such as this, you should take notice.

Coldwell Banker Jaco has maintained that Costa Rica beach front property is and always will be a premium location which is why you see so many development on the beach. One might imagine that there must be many condos available for sale in this area but in reality there are very few 100% fully titled beach front condos in Jaco Costa Rica for sale and the number of opportunities outside Jaco is virtually non-existent. Because this is the type of property that most people prefer to both purchase and rent, it is clear that Jaco is one of the best places in the market to invest. Getting a great price like this just makes it even better!

The months of August and September were both successful. The castration and the education programs also continues to be successful for the Central Pacific area in Costa Rica.

The Education Program “Sharing the world with the animals” was one huge success – they started at the two main schools in Jaco – Colegio Tecnico Profesional (from 7th to the 11th grade) and Escuela Central de Jaco (from Kinder to 6th grade). In the last 3 months, they were able to reach approx. 600 students, and even more important, they reached them more than once, in many different presentations and events. This years holiday “Children’s Day” they had a presentation and an activity with not only the kids, but also with their parents and the adults who came to school to celebrate with them. The activity ended up in a big competition called “Tell us about your pet”, and from dogs and cats to chickens, all kinds of animals participated in this competition.

Since the first meeting with Cynthia Lizano over 4 months ago, they knew that this program under her supervision will be successful. But even then they didn’t expect the results she shared with Katja today. She and the teacher from both main schools in Jaco pooled their efforts together and started a wonderful new project involving not only the kids, but also their families. The schools got decorated with animal themes, and the students now consider themselves active members of their association.

The parade on Costa Rica’s Independence Day showed the students proudly carrying the association’s banner. Special THANK YOU goes out to the teachers of both schools Nilsa Bustamante, Alexander Sandoval, Ruth Rojas and Jimmy Alpízar and the school principals Vera Virginia Alpízar and Fernando Pusey – without their cooperation none of these incredible results would have been possible.

CASTRATION PROGRAM :They had another successful spay day in Bijagual in August – organized by Carmen Castro Cerdas, Ileana and Brandon Garita Castro and the YAN Clinic from Herradura. They were able to spay/neuter 35 animals, like always all of them either strays or from very poor families. This clinic was sponsored by Leo Hogan, Sylvia van Baekel and Lance Clinton – THANK YOU all for making it possible.

The Tarcoles clinic in September was organized by Patricia Holmer and Alex Rodriguez, Gino Jose Sandi and his son Nigel and the YAN clinic. They attended to 40 animals. The clinic was sponsored by Sylvia van Baekel – Thanks again Syl. Another huge Thank You goes to Dra. Yesenia Alpizar Naranjo and Dr. Alexander Jimenez Camacho and their assistants Arusha and Sylvia, as well as to everybody who helped on both occasions. Like always, they also held “little spay days” every Friday in the Jaco clinic and were able to spay/neuter 20 animals each month. Thank you to Dr. Esteban Soto Molina and Dra. Wendy Villalobos for their excellent service.

If you would like more information about these projects, please contact Katja at info@mckee-jaco.com

MCKEE PROJECT CONTINUA TRABAJANDO FUERTE.

The area is extremely important for the continuation of the sea turtles where their babies are hatched in peace.

Together with the Board of Directors of the Homeowner Association of Hermosa Palms, STS Security has been giving a helping hand to protect and preserve the turtle eggs in Hermosa. During night time guards would spot turtle nests, and at the end of their night shift, at early morning hours on their free time they would bring the eggs to MINAE.

In addition, during the past 10 months, the guards of STS have had approximately 25 encounters with egg thieves thus preventing the theft of turtle eggs. In many instances, and due to lack of funding from MINAE, the STS guards use their vehicles to bring the eggs to MINAE. Today, STS guards mark the location of the turtle nests to prevent theft while the volunteers from Hermosa Palms gather the eggs and bring them to MINAE.

The following STS employees: Zigifredo Sanches Blanco, Jose Antonio Sanchez Operta, Eliezer Morales Sanchez , Ronald Gerardo Madriz Eduarte, Edil Obando and General Manager Ehud Sadan are all actively involved in the conservation of the turtle eggs.
